Keep coating decisions tied to the substrate
Silicone coating systems and acrylic roof coatings need compatible sound material and the specified preparation. Neither makes wet insulation dry or repairs an unsuitable support. We identify defects that require correction before restoration is considered.
Clearwater's repeated summer rain makes drainage part of every assembly review. A low area or failed outlet remains a problem unless the scope addresses it. A new surface should not conceal that unfinished correction.
The complete proposal identifies retained layers, removal, attachment and transition details. Cost follows those tasks as well as the selected material. Finished repair records then help maintenance personnel understand how later equipment work should meet the new assembly.
Keep outstanding investigation areas identified separately so an inspected section does not stand in for inaccessible roofing.
Check support and attachment with the membrane
A new sheet cannot correct a weak deck or a failed edge by itself. We inspect support, attachment, insulation and drainage with the exposed material. At an edge, the termination must resist the forces carried into it. At an outlet, the roof needs a working path for water. The proposal identifies which connected parts need correction before new membrane or coating closes the assembly.
Commercial Roofing Questions
Can two white membranes need different repair materials?
Composition and installed system determine compatibility. TPO and PVC can look similar while requiring different components. We identify the sheet and inspect its condition before choosing the repair process.
Will a coating extend the life of any roof assembly?
Substrate suitability and damage condition control that decision. Loose components, wet layers and failed details need correction. We explain whether restoration has a suitable basis or whether a different scope is required.
Does new membrane solve a weak roof edge?
Only if the edge assembly is corrected with it. We inspect attachment, support and termination before specifying a new sheet.
How do you decide whether coating is suitable?
The substrate has to be sound and compatible. We identify wet layers, loose material and failed details before considering a coating.
